Railing Spacing
Excessive spacing between balusters was found on this second floor safety railing. The gap between baluster should not exceed 4 inches as a safety measure to prevent small children from becoming stuck between spindles or from slipping through the balusters.

Best wishes to my latest clients with the purchase of their new home. This townhouse has 3 1/2 baths, hardwood flooring throughout and high efficiency furnace and water heater as well. Beautiful House with Faulty Chimney
Congratulations with the purchase of you’re new home. You’re biggest concern is the damaged block chimney section in the attic space. This condition may allow harmful exhaust gases to enter the dwelling which is a safety hazard.

Electric and Asbestos Issues
Good luck Cynthia and Kris with this 105 year old multi-family investment property in Linden, NJ. While inspecting the crawl space I came across possible asbestos insulation covering the hot water pipes from the boiler that supply the radiators on the floors above. Recommend up dating the non-grounded two prong outlets to grounded three prong outlets for safety, also moving the bathroom light switch so its not within reach from the shower/tub area. A project that Kris is looking forward to tackling.
Dryer Vent
Good luck John and Barbara with your closing of your new home in Hamilton Township. It’s obvious that the metal dryer vent is crushed behind the cloths dryer and is too long in length as well. This condition may be a safety hazard that may restrict harmful exhaust gases from exiting the dwelling properly. Recommend replacing the vent and eliminate the excessive bends in the flex vent line. Note: Dryer vent cleaning – recommend complete cleaning of dryer vent before using. Note – manufacturer recommends periodic cleaning of dryer vents to avoid fire hazards.
Condensation Removal Pump
Wishing my clients luck with the purchase of their new home. I noticed the condensation removal pump on the central A/C unit in the basement was running continuously due to a clog in the rubber tubing. Recommend clearing the clog or replacing the tubing before burning out the pump. Also, recommend periodic cleaning of all pump components to prevent this from happening again.
